Most full villa renovations take 8–14 weeks from design approval to handover, and the range moves with the size of the property. A 2-bedroom is at the shorter end, a 4-bedroom or larger at the longer end, and apartments and studios are quicker again. We give you a property-specific timeline at your free consultation.
Yes - our in-house Authority Approvals team manages your NOC and other approvals across DM, DDA, Trakhees, Civil Defence and DEWA, typically 2–4 weeks in total depending on the authority and scope, and follows up directly with the authority if any revisions are needed.
Design and planning run alongside approvals rather than before them, so the two overlap. Your building or community management NOC typically takes 1–2 weeks after all documents are submitted, and authority approval 2–3 weeks on top of that, longer where a second authority such as DDA or Civil Defence is also involved. Execution is the longest stage and is scheduled around your approved quotation and property size.
We provide a fixed, itemised quotation before work begins. If you'd like to add or adjust scope mid-project, we share a separate variation quotation for your approval - your original budget is never touched without your sign-off.
10 years on kitchens, wardrobes and cabinetry, plus a 1-year workmanship warranty on all renovation works.
Once the project is completed we inform you so you can visit the site and check the works. Any snags identified are listed, and the time schedule for rectification is shared with you. The site is handed over after the snags are rectified.
Payment terms are provided in the quotation, based on the scope of work. An advance payment is taken to place orders for materials such as kitchen cabinets, countertops and tiles, to start the design, and to apply for the NOCs and approvals before commencement of work at site. Thereafter, progressive milestone-based payments apply until completion of the project, with a final payment on completion.
